Property Management is the operations side of real estate in Odoo: portfolio, leases, rent, and building maintenance. It works with Contacts, Accounting, Calendar, Portal, and Website. Property Agency, sold separately, covers CRM listings, viewings, and website marketing before the lease is signed.
Portfolio and ownership. Organize Property, Floor, and Unit records (parking can be a unit type). Ownership shares must total 100%, with one primary owner. Mark a building as owned or managed for an owner, including fee percent and statement day when owner management is enabled.
Leases and billing. Convert walk-in applications into leases. Lease stages move from draft and pending signature to active, notice, then expired or closed. Rent can be monthly, quarterly, or yearly, with prorating. Deposits and late fees post as customer invoices. Settings switches can turn on common-area (CAM) charges, utility meters, owner statements with disbursement, and a short-stay lease type without installing another app.
Operations and portal. The Control Tower shows occupancy, overdue rent, SLA, and leases about to end. The Occupancy Board helps with vacant units, applications, and work orders. Tenants use the portal for leases and work orders. PDF reports cover rent roll, lease packs, applications, work orders, and owner statements.
